Preliminary & Schematic Design

Evaluation of project objectives, site analysis, program development, budget allowances, and esthetic values which results in final design plans and evaluations. The complexity of this phase is project dependent and usually accounts for 30% to 50% of fees paid to architect.

Construction Documents

Production of Construction Documents consisting of floor plans, elevations, sections, details and specifications, providing the architectural, structural and electrical information necessary for bidding and construction. Coordination with consultants as needed.

Bidding Phase

Consulting for reviewing bids, contractor selection, payment schedules.

Construction Phase

Consulting for construction administration including pre-construction walk through, site visits, payment reviews, punch list preparation and facilitating changes between client, construction officials and contractors.

Additional Services

Variance application preparation, expert testimony.
